It is. This is an area I used to camp and fish and every time I'm up that way there are moose. The last time I stayed in Brownville at the Katahdin Iron Works campsite by Gulf Hagas we(I)had a moose come to the campsite and bend down at look at me while I was resting after setting up the camp. I could actually feel him walking into the campsite through the ground and through my Blazer while I was laying in the back. It was pretty wicked. And the year before I had one run out in front of me on the road that takes you out to the KIA Park. If you haven't been there I can definitely recommend it. This time of year is the best because there are less people. It's not really a busy campsite either way. Right next to the site is a river that has native brook trout in it and right down the road is the Gulf Hagas trail that has a 400 foot gorge, multiple waterfalls, chutes and potholes to swim in and the Appalachian Trail is right there. That place other than maybe Baxter State Park or the coast it's the perfect view of outdoors of Maine's beauty. It's a Dept of Parks and Land management area so there is a fee to camp but it's not a lot.
This area is top 3 of the most beautiful areas to live in Maine in my experienced opinion. Right by there you have the Katahdin Iron Works trail/campsites which are amazing and quiet. Then you have Gulf Hagas up a little further that has a 400+ foot gorge and a bunch of waterfalls on a small stretch of a gorgeous river(filled with native brook trout btw). Moose EVERYWHERE and I mean everywhere up there. My mom grew up in Bradford right down the road and I grew up in Old Town and Bangor and had a few girlfriends who went to Milo which is right there and spent a lot of time even before I found Gulf Hagas and KIA campsites. Minus say the coast and Baxter State Park it's top tier gorgeous. And not far from some small towns that have most you'd ever need. And Bangor not far off at all if you need an International Airport. And from all I've ever experienced it's typical nice friendly small town Maine. And very safe even compared to Maine's ultra safe standards. Plus the taxes can't be that bad for Brownville if they're not corrupt. Which I kind of highly doubt would be the case.

You really don't want to drive Abbee Pond road with car. Huge rocks sticking up. 20-acre mud hole that does look nice but is surrounded by at least another 50 acres of swamp. I can't believe anyone would list this property for that kind of money. Seems unethical but that's just me.
not that I disagree with anyone’s perspectives but will ask keep in mind it is 175 +\- acres for the asking price of $300,000 or $320,000 which is ~$1,700 to ~$1,800 per acre. Perhaps the pond covers 20 acres and surrounded by another 50 acres of wet lands that still leaves 100 acres of forested wood lot that hasn’t been cut in 21 years. Some folks are sick of the blueberry BS and want to transition to cranberries. The 20 acre pond and 50 acres of wet lands appear to be favorable in that regard. Some analysts say/predict a housing crash is looming resulting in lower property values.

Since the pond is over 10 acres, you cannot keep the public out of it. The state owns the water, but no one really goes to Abbee Pond anyway. At $1000 an acre the seller would be doing quite well IMO.
How many cabins could I put on this property at least 4 in a big metal garage. The garage would be 120 / 40. I would like to make a family compound out of this please.Please comment back thank you
